Privacy Policy

We collect only the minimum information needed to operate the Service:

• Username — assigned to your agency by a StageGenieAI administrator when your account is provisioned. Used to identify you when you sign in.
• Display name (nickname) — an optional friendly agency name (e.g. “Bergen Realty Team”) attached to your account so it shows up in internal reports rather than the raw username.
• Email address — optional, associated with your account for password recovery and operational communication.
• Property listing metadata — the property name and address you enter when creating a listing in the Service.
• Uploaded room images — JPEG/PNG/WebP photos you upload to be staged. These are stored in our Amazon S3 storage and are transmitted to a third-party AI service (kie.ai) for the staging process.
• AI-staged images — the staged versions generated by the AI service. These are mirrored from the AI provider’s CDN to our own S3 storage and retained as a record (see “Data Retention” below).
• Activity log — we record each significant action you take in the Service (sign-in, listing/room creation and deletion, image uploads, staging operations, downloads) along with a timestamp, your IP address, and the user-agent of your browser. Activity is scoped to your account.

We do not collect device identifiers, advertising IDs, precise geolocation, payment information, or any sensor data.

• To authenticate you when you sign in to the Service.
• To process your uploaded photos through our AI staging pipeline and return staged versions.
• To organize, display, and manage your listings and rooms.
• To maintain an internal audit trail for security and operational integrity.
• To provide aggregated usage statistics (listing count, room count, staging count) to StageGenieAI administrators.
• To improve and maintain the Service.

We do not use your information for advertising, profiling, sales to third parties, or AI model training. Your uploaded images are not used to train any model.

Your data is stored on Amazon Web Services (AWS) infrastructure located in the United States (us-east-1):

• Account credentials — Amazon Cognito (passwords hashed and managed by AWS)
• Listing, room, and activity records — Amazon DynamoDB
• Uploaded and staged images — Amazon S3
• Application hosting — AWS Amplify Hosting, served via Amazon CloudFront

We use industry-standard security practices including encrypted data transmission (HTTPS/TLS) and AWS access controls. Session tokens are managed by Cognito and stored in your browser’s local storage while you are signed in.

Photos you upload are sent to a third-party AI image-editing service (operated by kie.ai, using the Google nano-banana-edit model) to produce a virtually staged version. By using the Service, you consent to your uploaded photos being processed by this provider. We do not send your name, email, agency name, address, or any other personally identifying information to the AI provider — only the photo itself.

AI-staged images are not photographs. They may contain visual artifacts, plausible but fictional furnishings, and stylistic choices that differ from physical reality. Every staged image generated by the Service is automatically marked with a “Visually enhanced using StageGenieAI” disclosure both within the application (as an overlay) and when downloaded (burned into the file). You agree to comply with the disclosure requirements of any Multiple Listing Service (MLS) or real estate regulator to which you submit staged images.

We use the following third-party services to operate the Service:

• Amazon Web Services (AWS) — cloud identity, database, image storage, and hosting infrastructure. Subject to the AWS Privacy Notice.
• kie.ai — AI image-editing service for virtual staging. Photos sent to this provider are subject to their privacy policy.

We do not sell, rent, or share your personal information with any other third parties.

We retain your account information for as long as your account is active. Listing and room metadata is retained until you (or your administrator) delete the corresponding records. Activity log entries are retained for the life of your account as part of our audit trail.

Note about staged images: AI-staged images you generate are retained in our S3 storage indefinitely, even after the corresponding listing or room record is deleted, as a record of work performed. If you require deletion of specific staged images, please contact us at the email below.

You may request deletion of your account and all associated data at any time by contacting us. We will process deletion requests within 30 days.

The Service is intended for use by licensed real estate professionals and businesses. It is not directed at, or available to, individuals under the age of 18. We do not knowingly collect personal information from anyone under 18.

Depending on your location (including under GDPR, CCPA, or similar regulations), you may have the right to:

• Access the personal data we hold about you
• Correct inaccurate data
• Request deletion of your data
• Object to or restrict processing of your data
• Export a copy of your data
